David Polevoy, Executive Vice President

David Polevoy joined CUBS in 2008. He has evaluated thousands of commercial real estate loan requests for borrowers across numerous property types. Concurrently, David maintains strong relationships with executive leadership at dozens of credit unions across Georgia, Tennessee, South Carolina, North Carolina, Florida and Alabama which provide commercial mortgages through CUBS. David combines personal experience in commercial real estate with experience in business operations and finance for a unique skill set that helps our borrowers, brokers, and credit unions close loans that facilitate mutual success.

David received his undergraduate degree in Aerospace Engineering from the University of Colorado and received an MBA from the Darden School of Business Administration at the University of Virginia. He is a member of REGA and is has been a member of the Georgia State University Department of Real Estate Honorary Board.

Rebecca Hurt, Commercial Loan Officer

Rebecca joined CUBS in 2021 with over 14 years’ experience in commercial real estate. She focuses on originating commercial mortgages for a variety of property types, utilizing her experience in property management, due diligence, and capital transactions to evaluate loan requests, ensuring quality loan structures for both borrowers and credit unions. Prior to CUBS, Rebecca served as Capital Transactions Manager, and previously Regional Property Manager, for a privately funded real estate investment group specializing in acquiring value-add anchored shopping centers. Rebecca received her degree in Bachelor of Arts in Speech Communication from the University of Georgia.

Holly Melnyk, Director Commercial Underwriting

Holly joined CUBS in 2016. She is responsible for underwriting commercial mortgages. This includes in depth financial analysis, evaluation of the borrower’s capacity to repay their financial obligations, risk assessment and credit presentation. Holly brings more than 25 years of financial services expertise to CUBS. Previously she worked for a large financial institution where she specialized in commercial loans and treasury and cash management services.

Suzanne McCoy, Commercial Loan Administrator

Suzanne McCoy began her career with Excel Federal Credit Union in 1997 and was promoted to her current position with CUBS in 2006. As the Commercial Loan Administrator, Suzanne manages the collection of all required underwriting and closing documents beginning with the commitment letter through post-closing. Additionally, she orders and processes the environmental reports and appraisals and other pre-closing requirements and acts as liaison between attorneys, borrowers, brokers and agents. Suzanne has supervised the closing of approximately $400 million in commercial property loans cooperatively funded by credit unions or sold in the secondary market. Prior to joining Excel FCU, Suzanne worked for eleven years at the Davenport Bank, Davenport, Iowa in various positions in both the savings and loan areas.

Thomas Hayden, President and CEO at Excel Federal Credit Union

Thomas Hayden’ position as President Excel Federal Credit Union, allows him to use his decades of executive experience to further develop the credit union into a leading provider of financial services throughout the membership base. During his 28 years in finance, almost all of it in Florida, Mr. Hayden has developed and executed strategic plans, built executive teams and driven business results. He understands banking at every level, from loan origination to underwriting, market expansion, product development, wealth and treasury management, and member service. There are many opportunities for the credit union to grow in the Atlanta Market, and Mr. Hayden wants to be sure that Excel helps members take advantage of them. Every time the credit union does, members realize their dreams, and communities grow even stronger.
